Reservoria's standard service fee is 25% of the sale amount of a booking that actually takes place; the tax liability arising from the OTA commission and any collection/payment cost are also deducted from the sale amount. After all three, about two-thirds of the sale amount is typically paid to the hotel as earnings. The service fee is Reservoria's revenue and channel/OTA commission is inside it; the other two items are not Reservoria's revenue. The rate applied to your property is written in Annex 1 of your contract and may differ from 25%.
The 25% is the service fee only. The tax liability arising from the OTA commission and any collection/payment cost are deducted from the sale amount as well, so on a typical booking you keep about two-thirds, not three-quarters. You see the amount of each of the three items for every booking in your dashboard.
The service fee applies only to the sale amount of bookings Reservoria sells. We take no share of guests who come through your own channels — front desk, phone, your own website — and nothing is added to how you already operate. For collecting your own direct sales, the optional ResFlow is available separately.
Overbooking resolution and smart swaps reopen cancellations, early check-outs and would-be-empty nights for sale, letting your rooms sell beyond capacity. How much of that materialises depends on the property, the season and demand; it is a capability of the system, not a commitment. Every extra booking that does happen follows the same rule: a service fee on the sale amount, the rest is your earnings.
Reservoria has no monthly fixed fee, no setup fee and no application fee. The service fee applies only to the sale amount of a booking that takes place. If a room doesn't sell, you pay nothing.
Your earnings are paid on the second Monday after check-out — within 14 days of check-out at the latest. If the payout day falls on a public holiday, payment is made on the next business day. Earnings from different check-out dates are paid on their own payout days.
The commission of Booking.com, Airbnb and other channels is inside the service fee; it is never passed on to you as a separate deduction. Reservoria deals with the channels and pays their commission.
The tax liability arising from the OTA commission reflects, in the earnings calculation, the tax burden arising from the OTA's own commission; it is not part of Reservoria's service revenue. Reservoria issues no service invoice to the hotel, so Reservoria passes no tax of its own on to you.
The service fee, the tax liability arising from the OTA commission and the transfer/payment cost are elements of how your earnings are calculated; no invoice or similar document is issued to you for them. The invoice flow runs the other way: you invoice Reservoria for each payout, and Reservoria issues the guest's invoice.
You set the nightly floor and ceiling; every sale happens inside that range. Within your range, AI-assisted dynamic pricing reads demand, season, remaining availability and competitor rates.
The service fee rate and the tax liability arising from the OTA commission rate cannot be raised unilaterally by Reservoria unless you request it. If you want extra visibility on specific dates, you can temporarily raise the rate yourself; it reverts when the period ends.
The net rate is not the amount paid to you. It is a floor-price reference formed by the discount you grant off your BAR, and it sets the bottom of the price range. What you are paid is found by the earnings calculation.
Since the stay does not take place, no earnings arise — and no deduction with them. The room returns to the allotment.
ResFlow runs on a per-transaction commission, separate from the service fee above. No subscription, setup or application fee; the rate is set by transaction volume.
